As fall 2026 unfolds, we’re seeing a shift: with 4.9 months of housing supply and mortgage rates hovering around 7%, homebuyers are stepping into negotiations with more leverage than we’ve seen in recent years. Sellers—especially those with older homes—are beginning to offer concessions, which creates new opportunities for buyers who approach the table with respect and solid evidence to back up their offers. For sellers, pricing competitively and taking the initiative to pre-inspect can make all the difference. Drawing on my background as an Army officer and my experience negotiating under pressure, I’ve learned that success in real estate—much like in the field—comes down to strategy, preparation, and clear communication. My goal is always to help clients navigate these moments with confidence and win the offer, no matter which side of the table they’re on.
